I am often asked on Listing Appointments about the effectiveness of staging.  Do I believe in staging? Does it really make a difference in the eyes of potential buyers?  In the good old days when a seller put a sign in the yard and could attract multiple offers staging really wasn't a necessity.  However, in the most recent Triangle TARR report, the numbers were quite astonishing.  Sellers, in the current real estate market, have a 13% probability of selling their homes.....

Yes, that is right...13%.  Even though the Triangle is one of the healthiest markets in the country we still have an oversupply of homes.  When there is an oversupply of homes and a seller has a one in ten chance of selling their home a seller must do everything they can to stand out against the competition.  On many occassions I tell my clients that I'm not going to tell them what to do but show them what to do.  I bring clients with me to shop the competition so they can see what they need to do to get a house sold.  I also like to provide examples of before and after so that sellers can see what a difference it makes when cost effective improvements along with staging are combined.  The results are amazing. 

To that end,  I have worked closely the last few years with Triangle Staging and Design on staging.  There are very few staging companies in the area that provide consultations along with having a warehouse and truck to transport the staging materials.  The results are amazing.  I wanted to share with you a couple of successes I had recently with Michele and Honey and give them kudos for the difference they make with my listings.

When Selling Your Home, Be Sure To Stage To It's True Potential

 It's time to sell your home, so ask yourself does your property live up to its true earning potential or is it missing the mark?  Whether you are currently living in the home you are selling or if it's vacant, there are simple yet effective improvements you can do now to show your property in the best way to potential buyers.  Major overhauls are not necessary, but knowing what changes to make are important to ensure that you hit the right mark.    

If you are not sure where to start or when to stop the home improvements, it's a good idea to have your home evaluated by a professional to avoid the investment of time and money on things that will not directly impact the sale of the property.  An experienced home staging professional can provide specific guidelines, in order of priority for you to follow to avoid unnecessary costs.  Below are some examples of before and after photos, from Triangle Staging & Design, where simple changes make dramatic differences.

Removing the dated blue blinds, painting the kitchen a warm ivory color to show off the trim work, updating the appliances and adding a microwave helped this kitchen leave the dark ages behind for something more up-to-date.  This property was on the market for 12 days before going under contract.

 Of course kitchens, bathrooms usually receive the most attention when it comes to updates, but don't forget the importance of staging the rest of the house as well.  Below are examples of Before and Afters of rooms that with a lot of hard work, packing and re-arraning furniture the rooms now show off all the features, while using what the homeowner had in the home.  It proves you don't have to spend money on a room to get an updated fresh new look.  These homeowner's hired Triangle Staging & Design for a consultation service and they were given a road map to follow to make changes for each room of the house using what the already had and changing a few paint colors to complete the transformation.

Hello New Year, GoodBye Clutter!

People often think of the New Year as a fresh start and a chance to improve their lifestyle. De-cluttering seems to be at the top of the list these days. Don't wait for spring cleaning to instill these new habits. Tackle your clutter now and feel less burdened by your junk in 2011.

This lifestyle change can be useful towards staging to sell your home or just keeping your sanity. Even if you do not plan to sell your home in the near future, you will be thanking yourself for implementing these beneficial routines when you are actually ready to move.  Clutter is not a result of lack of space within your home; but a lack of having a system for keeping it under control.  

  Taking on different rooms or sections of the house one at a time can make the task seem less intimidating. It is easy to get overwhelmed, so perhaps work on just one room for the entire week. Don't set unrealistic goals for yourself or you will be left frustrated. Always have three items on hand while you de-clutter your home; a bag for trash, a bag for charity items, and a bin for things you want to keep and need to organize.

Our team at Triangle Home Staging & Design support The Green Chair Project, whose main goal is to "re-use furnishings while renewing lives in the Greater Raleigh".  The Goodwill, Salvation Army and Habitat for Humanity are also fantastic organizations to donate your items to. You are contributing to a good cause and don't forget that you can get a tax deduction for donating. One man's trash is another man's treasure...but let's focus on getting rid of your trash!

Paper seems to be a major culprit in clutter and can be the most difficult to organize. Invest in a filing cabinet (or two!) so that you can easily find those important papers you are looking for rather than searching through piles for hours. Once you organize all of your papers and put them into this new filing system, pick a day/time of the week that you will select as your paper organizing time. On that day, you will go through all of the junk mail, receipts, bills, sticky notes, and other paper materials that you have accumulated throughout the week. If you are able to stick to this schedule, you will no longer be swimming in paper. Don't forget to recycle!

Tchotchkes, everyone has them. Look at your knick knacks and ask yourself if they are truly worth something to you. There is nothing wrong with sentimental attachment to items, but only keep a few of the things you really cherish. A good rule of thumb is to ask yourself, "Have I looked at or used the item in the past year?" If you haven't, why on earth do you need it collecting dust under your bed? Answer: You don't! Be brutal with yourself or ask a friend or family member to help you who will be ruthless.

Sometimes you need to get to the root of the problem as well. While shopping, ask yourself, "Do I really need this? Is this either a useful item or something that I could forever put on display in my home to be admired?" Employ the "one in, one out" method. If you purchase a new pair of shoes, an old pair of shoes must go out. In the end, mindful shopping will leave you, your home, and your bank account much happier.

Getting rid of junk is freeing, relieving, and empowering. Don't allow material items to bog you down. The serenity of walking into a well-edited home with space, purpose, and a few items of beauty on display is refreshing to the mind and spirit. Life should be about the memories and experiences you partake in, not the amount of items you own!

May 2011 be a year of positive change for all of us.

Time to Update our Raleigh Home Staging Report Card for the Last Half of 2010, WOW!

 

The last half of 2010, sure looked different from the first half of the year for Triangle Home Staging & Design.  With every proposal we send to prospective clients, we provide our most recent Companies Statics (by area) for them to see how we are doing, it's our report card.  Our average DOM (Days on Market) for the first half of 2010 was 49 days, up from 40 DOM for 2009. Not a bad showing all in all, but not a significant change. Then September 2010 rolled around and boy what a difference a few short months can make on your stats.  Eighteen of the vacant homes we staged since September have gone under contract and most of those with in 2 to 3 weeks of staging. Making our DOM 35, not a bad way to finish out the year.  That may not seem like a huge difference, but it could save our cleints from another mortage payment!  Are you sharing your report card with your clients?  Sharing our successes with our clients, has been a great success!

Home Staging Professionals in Raleigh, NC join with Habitat for Humanity for Parade of Homes

It is that time of year again for the local Raleigh Chapter of International Association of Home Staging Professionals® (IAHSP®) to join together for World Wide Staging Day.  Kerry Celestini, Marketing Manager for Habitat for Humanity for Wake County called me earlier this month to see if I could stage their very first Parade Home.  This was the perfect project for our World Wide Staging Event that our chapter was looking for and everyone is participating for such a great organization.
