Home Staging Professionals in Raleigh, NC join with Habitat for Humanity for Parade of Homes

It is that time of year again for the local Raleigh Chapter of International Association of Home Staging Professionals® (IAHSP®) to join together for World Wide Staging Day. Kerry Celestini, Marketing Manager for Habitat for Humanity for Wake County called me earlier this month to see if I could stage their very first Parade Home. This was the perfect project for our World Wide Staging Event that our chapter was looking for and everyone is participating for such a great organization.

Staging Curiosity, The Neighbors could not wait to see!

When a Home Stager shows up with a truck starts moving furniture in to stage a vacant house the neighbors are always curious. In Downtown Raleigh, NC new homes are reviving the older communities and providing modern conveniences with great locations and schools. This new construction Craftsman style home at 2417 Ashland St. is close to downtown where everyone in the neighborhood knows one another. Just as we were finishing up our staging for the Day we had the pleasure of meeting one of the neighbors who has lived there for over 30 years and she gave us a little history about the community. She could not wait to see what we were up to and it was our pleasure to show her around.
After meeting Ms. Francis I talked with the Builder and suggested that he have a good old fashioned block party to show off his house to the rest of the community and have some good old word of mouth marketing. He thought it was a great idea, a neighborhood may just sell this house. Here are some before and after shots of the house:

Artist Brings Builder Project To Life

An extraordinary local artist helped bring one of our projects to life. Lasting Impressions Staging & Design, has been working with a local Raleigh Builder providing Design Services for this one of a kind Builder spec home in the prestigious Country Club Hills, in Raleigh, NC. The home will be featured in the Parade of Homes in September. Thank you, Margot, for your talents and giving the home life before it's done.  The rendition will be used to Market the property in Midtown Magazine to apprear in July 2008. We are excited to share this project along the way and I hope to post more photos as the progress continues.

Raleigh Home Stagers join together to Redesign Commerical Real Estate

I had the fortunate opportunity of joining forces with another Raleigh Home Staging Company on a great commercial staging project. Lasting Impressions Staging & Design teamed up with Well Dressed Homes, owned by Janine Varney to stage and re-design South Terrace at Auburn Apartments in Durham, NC. Their 2BDR/2BA model apartment was in much need of an update for the demographics in Durham. They also wanted to create an upscale image in the Clubhouse/Business center and change the Carriage House into a Game/entertainment space for the residents.

The most amazing part of this project is that we completed the entire project in 28 days from start to finish!

Durham, NC Builder Stages & Sold in 28 days!

After TWO years of being on the market a Durham Builder, just outside of Raleigh, N.C. decided to try staging his spec home, which his new on site agent recommended. It is a great success story that keeps going and going. I originally wrote about a home we staged last Parade of Homes....Full Circle for a Stager - Parade of Homes Update. Then recently we staged again for this Realtor in a new neighborhood.....A Realtor in Raleigh Moves on, but takes his Home Stager with him.
Today to sold sign went up 28 days after staging. This was the second contract on the home in the last two weeks and it was a keeper. We are moving everything to the next home for this builder in the same neighborhood for a repeat performance.

Last fall Lasting Impression Staging & Design had the opportunity to stage a Parade Home with great success in North Raleigh for a Realtor who knows staging works. Michael Knight, a HPW Coldwell Banker Realtor, has recently moved to Colvard Farms an exquist neighborhood in Raleigh Durham, NC. Full Circle for a Stager - Parade of Homes Raleigh NC

New Update----- The Parade home has come full circle after selling. The Realtor and builders in the development were so impressed with the results of staging the home and a quick sale, we ended up moving the furniture two doors down into another vacant home. I was literally carrying the silk trees out the house when the Realtor came running down the street with his cell phone in hand because the builder two doors down wanted his home stage and stop packing my car. The same builder had another house across the street and he wanted that home stage with accessories.
Then, last week while I was on vacation, I got a call from the new Homeowner that had moved into the Parade Home. She was very happy with the staging and wanted me to come back to help her with window treatments. She had other people contact her regarding window treatments, but she wanted me to come back since I knew the house so well and she loved the decor.
It feels great to have a house come full circle and then some:) A lot of the times the home sells and you move on, but it was fun to go back. -----
Update -The builder just called to let me know the house sold and he felt the staging was a large part of how fast the home sold in a neighborhood where there is a lot of competition.
This years Parade of Homes in Raleigh NC was bigger and better than ever. Here is one of the homes that I had the opportunity to stage. It is located in Bedford Estates at Falls River in beautiful Raleigh, NC It was fun to work on, because they wanted the works for the house. Enjoy and I hope to post a few more of the homes.

From Confusing to Spectacular!

A high profile Realtor called me to consult with her about one of her properties. She was about to list a home, but she could not figure out how one of the rooms should function. She has been in Real Estate for 22 years and has a great eye for things, but the awkward design of this room was very Confusing. Upon entering the home there is a long (very long) foyer which leads to what seems to be dead space in the home without a purpose. The builder thought it maybe should be a Den of some sort (can you say WAITING ROOM), but I thought it really needed to be a Dining Room.......Well here are the results............................

Builders see the VALUE

I have found that the bigger $1 to $2million+ do not move fast in our area, mainly because there is a lot to choose from and not so many buyers at that price point. So I offer my builders a three month option because I can give them a better rate.
OKAY - so the 90 days are up and I cringe to make that phone call. Half the time I expect that they will say thanks for the help, but I don't want keep it staged anymore. Well I have had only one builder in the last year that has wanted me to pick up the furniture because the house did not sell after three months.
So Today, 90 days are up and GUESS WHAT .....the builder wanted to keep it staged until the house sells YEAH!
Another builder wants everything moved from the house he just sold to his new house to be finished in two weeks YEAH AGAIN!
The builders see the value and I love keeping the inventory out, but it kills my statitics. Thank goodness for resales.
